Shriram Properties Limited (SPL), a leading residential real estate developer specializing in the mid-market and mid-premium segments, announced a significant strategic expansion today, signing a Joint Development Agreement (JDA) for a highly anticipated project in South Bengaluru.

The agreement covers an approximately 5-acre land parcel located on Bannerghatta Road. SPL plans to leverage this prime location to develop an exclusive villament community.

The project carries an estimated Gross Development Value (GDV) potential exceeding ₹350 crores.

This venture is strategically positioned in one of Bengaluru’s most coveted residential corridors, reflecting SPL’s focus on value-accretive partnerships in high-demand areas.

The location is lauded for its blend of natural tranquility and urban convenience, offering exceptional connectivity and a thriving social infrastructure.

The upcoming development is designed to provide a refined living experience, featuring elegant architecture and expansive green landscapes.

Each villament will be crafted to maximize natural light and ventilation, aligning with SPL’s commitment to creating sustainable and contemporary urban homes.

The project is expected to launch during the Financial Year 2026 (FY26) and is poised to further strengthen Shriram Properties’ burgeoning mid-premium housing portfolio within Bengaluru.

Commenting on the expansion, Mr. Akshay Murali, Vice President of Business Development at Shriram Properties, stated that the project embodies the company’s philosophy that “great homes emerge from the perfect harmony of design, comfort, and a connection with nature”.

This JDA reinforces SPL’s core asset-light growth strategy. As of September 30, 2025, SPL maintains a robust development pipeline, comprising 39 projects with an aggregate development potential of 36 million square feet (msf), which includes 19 msf of ongoing projects.

Shriram Properties, which primarily operates in key markets including Bangalore, Chennai, Pune, and Kolkata, focuses on delivering quality, community-centric, and environmentally conscious living spaces.
